    - Pets/Smoking/Guests: No Pet allowed and smoking is not allowed in the Flat.

    8. Maintenance & Repairs
    - The Landlord is responsible for structural repairs and major issues.
    - The Tenant is responsible for minor repairs and general upkeep.

    9. Entry & Inspection
    - The Landlord may enter the property for inspections with reasonable notice.
    - Emergency entry is allowed without notice in urgent situations.

    10. Termination Clause
    - The Tenant must give one month's notice before vacating.
    - Failure to return the property in good condition or provide notice may result in forfeiture of the security deposit.
    - The Landlord has the right to terminate the tenancy if there is disagreement or non-payment of rent

    11. Legal Clauses
    - Subletting: The Tenant cannot sublet the property.
    - Liability: The Tenant will be liable for damages beyond normal wear and tear.
    - Disputes: Any disputes will be resolved through mediation, arbitration, or in court.

    12. Force Majeure Clause
    - In case of natural disasters or unforeseen events, both parties may be released from obligations under this agreement.
